Commercial carpet is a different job to the carpet in a house. It is usually direct-stuck to concrete rather than laid over underlay, it comes up in stubborn strips with the adhesive still attached, and there is a great deal more of it. A single office floor can produce more carpet by volume than an entire three bedroom home.

The other difference is the building. Loading docks, lift bookings, after-hours access, site inductions and a body corporate that wants to know who is in the building at 9pm. We deal with all of that as part of the job rather than treating it as a surprise on the day.

Anywhere the floor has to change over without the business stopping.

Offices and commercial fit-outs

Tenancy refurbishments, make-good at end of lease, and floor-by-floor upgrades in occupied buildings. We coordinate with the fit-out contractor so the carpet is out and the slab is clear before the new flooring crew arrives.

Retail, hospitality and clubs

Shops, showrooms, restaurants, pubs and clubs where the floor can only be touched overnight or on the quietest day of the week. Heavily soiled hospitality carpet is normal work for us, not a reason to add a surcharge.

Strata and common areas

Corridors, foyers, lift lobbies and stairwells in residential and commercial blocks. We stage the work so residents always have a way through, and we invoice the strata manager or the building directly.

Schools, aged care and healthcare

Sites where the timing is dictated by term breaks, shift patterns or resident welfare. We work to the site's program, and we contain dust and debris because the building is still occupied around us.

What comes up, and what is left behind

Carpet tiles

Usually laid on tackifier rather than hard adhesive, so tiles lift cleanly and stack fast. Where tiles are in good condition and the client wants them kept for reuse elsewhere in the building, we palletise them instead of binning them.

Direct-stick broadloom

Glued straight to the slab and the slowest part of any commercial job. It comes up in strips, and the adhesive residue has to be scraped back so the new floor covering will bond. That scraping is the work, not the lifting.

Carpet over underlay

More common in older office suites and strata corridors. Carpet, underlay, gripper and tack strips all come out, and nail and staple heads get pulled rather than left sitting proud of the timber or concrete.

The floor we hand back

Swept, clear of debris, and free of loose adhesive. If the slab needs grinding or levelling before the new floor goes down, that is a flooring contractor's scope, and we will tell you honestly what state the slab is in.

Site visit and fixed price

We measure the area, check how the carpet is fixed down, look at the access and the dock, and quote it in writing. No hourly rates that grow once the adhesive turns out to be difficult.

Access booked properly

Lift bookings, dock times, inductions, insurance certificates and a safe work method statement, all sorted before the day. Building managers get a crew that arrives with the paperwork already done.

Lifted, loaded and cleared

Overnight or over a weekend where the site needs it. Carpet goes straight out to the truck as it is cut, so the floor is not stacked with rolls when your staff walk in the next morning.

One contractor for the whole strip-out

Carpet is rarely the only thing going. Partitions, workstations, old office furniture, shelving and shopfittings can all leave in the same job rather than being handled by three different contractors on three different days.

What happens to the carpet

Commercial carpet is bulky and light, which is exactly the wrong combination for landfill pricing. A single office floor can fill a truck several times over if it is simply rolled and thrown in, so we cut and flat pack as we go and get far more into each load. That is the difference between one trip and three.

Where carpet tiles are in reusable condition we palletise them for reuse. Backing materials and any recoverable content are separated where the facility we deliver to will take them, and OTG recycles over 80 per cent of everything we collect across all of our work.

It is also worth knowing that many skip bin operators charge a surcharge for carpet or will not accept it at all, and a skip parked on a city street needs a council permit. On most commercial sites a truck and a crew works out both cheaper and considerably less disruptive.

How commercial carpet removal is priced

By area, by how it is fixed down, and by when we can get in.

The floor area sets the baseline, but the fixing method usually decides the price. Carpet tiles on tackifier come up several times faster than direct-stick broadloom that has to be scraped back to bare slab, and a job where adhesive removal is required can easily be double the labour of one where it is not.

After that it is access and timing. Ground floor with a roller door is straightforward. Level fourteen with one goods lift, a 6pm dock cut-off and a body corporate that will not allow noise before 9am is a different program, and we would rather price that accurately than discover it on the night.

For anything above a small tenancy we will come out, measure and quote in writing, with a fixed price for the scope agreed. For smaller areas, send through the floor area and a photo of an edge or a doorway where the fixing method is visible, and we can usually price it without attending.

We invoice businesses, builders, fit-out contractors, agents and strata managers on standard terms, with certificates of currency and a safe work method statement provided on request.

Commercial carpet removal questions

  • Can you work overnight or on weekends?

    Yes, and on occupied commercial sites that is usually how it is done. Tell us your trading hours and the building's access rules when you enquire, because those two things shape the program more than the size of the floor.

  • Do you scrape the glue off as well, or just lift the carpet?

    We scrape back adhesive residue where the scope calls for it, which it usually does when a new floor covering is going down. It needs to be quoted separately from the lifting because it is the slower half of the job.

  • Can you take the office furniture and partitions too?

    Yes. Workstations, chairs, shelving, partitions and shopfittings can go in the same job. See commercial rubbish removal for how we handle a full office clear-out.

  • How much notice do you need?

    For a small tenancy, often only a day or two. For a large floor with after-hours access we would rather have a week so lift and dock bookings can be locked in. If you are working to a fit-out program, tell us the handover date and we will work backwards from it.

  • Do you carry insurance for commercial sites?

    Yes. Public liability and workers compensation certificates of currency are available on request, along with a safe work method statement for the building manager's file.
